Jonathan Melicharek

A real estate agent with Weichert, Realtors® - SoCal Living, representing sellers and buyers across San Diego County.

I spent 15 years in executive client services. Today my wife, Marissa, and I also run SoCal Media, a San Diego photography and film studio, where she leads creative direction.

Selling a home is mostly about communication and follow-through. That's the part I've been practicing the longest.

Sales is the successful transfer of passion, knowledge, and excitement.

The process

  1. Walk the home

Recent nearby sales, a price range, and an honest list of what's worth fixing.

  2. Prepare and shoot

When the home is ready, I photograph and film it.

  3. Go to market

On the MLS with the full set of photos and film, or more quietly if you prefer.

  4. Negotiate and close

I handle offers, inspections, and escrow through to the keys.

Private sales

You may not want your home on Instagram, or your neighbors walking through on a Sunday. That's your call.

  • What goes public

Photos, film, ads, and open houses are your choice. Nothing goes out without your approval.

  • Showings

By appointment only, with funds or financing confirmed first.

  • Your name

The listing and any ads describe the home, and they don't say who owns it.

  • Negotiation

Offers and buyers' agents come through me. I negotiate, and you decide.

A quieter sale can mean fewer buyers see your home, and that can affect the price. MLS rules also limit how private a listing can be. I'll go through your options and the trade-offs with you before you decide.

Buying

Tell me what you want and where. I'll run the search and the tours.

Can't make a showing? I'll film it for you.

Need media work, not a house?

Common questions

What does a first conversation cost?

Nothing, and there's no obligation. If it's too early to act, I'll tell you.

Which areas do you work in?

San Diego County. Tell me the neighborhood, and I'll tell you how I can help there.

What commission do you charge?

Commissions aren't set by law, and they're negotiable. We'll go through the exact numbers in writing before you sign anything.

Do I pay extra for the photos and film?

No. They're part of how I present your home.

Can you sell my home without making it public?

Sometimes. It depends on MLS rules and on what you want. A quieter sale can mean fewer buyers see your home, and that can affect the price, so I'll go through your options and the trade-offs before you decide.

Do you do media work for other businesses?

Yes, through SoCal Media, the company I run with my wife, Marissa.
